Fascia, soffit, guttering — what’s the difference?
These three terms get mixed up a lot. Here’s what each one actually is and why it matters which one’s failing.
Fascia boards
The board running along the roof edge — supports the bottom row of tiles and carries the guttering.
Soffit boards
Sits underneath the fascia, closing the gap between roof edge and wall while allowing loft ventilation.
Guttering
Carries rainwater away from the roof edge — blocked or cracked guttering is a common cause of damp walls.
Downpipes
Carry water from the guttering down to ground level drainage — often overlooked until they crack or come loose.
Capping (over-boarding)
Fitting new uPVC over existing timber, a cheaper option than full replacement where the timber’s still sound.
Gutter clearing
A simple clear-out, often enough to fix overflow issues that look like a bigger problem than they are.

Do I need planning permission?
Usually not — replacing fascias, soffits or guttering is classed as permitted development in most cases. The exception is listed buildings or conservation areas, where it’s worth checking with Bristol City Council planning first.

Should I replace guttering at the same time as fascias?
Usually makes sense — guttering attaches directly to the fascia board, so doing both together saves disruption and often comes out cheaper than two separate jobs.

How do we know if we need replacement or just repair?
Soft or crumbling timber, peeling paint, or sagging gutters usually mean replacement. A few cracked sections or a blocked gutter can often just be repaired or cleared.

How long does the job take?
A typical terrace or semi takes 1–2 days. Larger properties or full roofline replacement can take longer.
