Bristol is a city of very different roofs. In Clifton, Redland, Cotham and Bishopston you’ll find tall Georgian and Victorian terraces with steep slate pitches, decorative ridge tiles and original leadwork around chimneys and valleys — properties that reward careful, traditional repair rather than a quick patch. Out toward Henleaze, Westbury-on-Trym and Bishopston, many roofs date from the 1920s and 1930s, often finished in concrete or clay tile with wider eaves and simpler detailing. Further out in Fishponds, Horfield, Easton and St George you’ll find a mix of inter-war semis, post-war builds and newer developments, many with flat-roofed extensions and dormers added over the years. Each era brings its own weak points, and knowing which is which is a big part of diagnosing a problem correctly the first time.

What Tends to Go Wrong, and Where

On older terraced roofs, the usual culprits are slipped or cracked slates, perished lead flashing around chimneys and valleys, and pointing that has worked loose over decades of Bristol’s damp, changeable weather. On 1930s pitched roofs, we more often see ageing concrete tiles, blocked or sagging guttering, and felt that has started to fail at the eaves. On flat roof extensions — very common across Bedminster, Southville and the newer parts of the city — the issue is almost always the waterproof membrane itself: old felt roofs blister, crack and let water track along joists long before there’s an obvious leak inside, which is why we now recommend replacing failing felt with EPDM rubber wherever a flat roof is due for renewal. Repair or Replace?

Most call-outs turn out to be repairs rather than full re-roofs — a handful of slipped tiles, a cracked ridge, a section of flashing that’s come away — and we’ll always say so even though a repair is a smaller job for us. A full re-roof only really makes sense once a roof is failing across multiple areas at once, or the underlying felt and battens are beyond their working life. Bristol sits close enough to the Bristol Channel that roofs here take a fair amount of wind-driven rain, and the freeze-thaw cycles of a typical wet winter can work loose anything that was only marginally secure to begin with. That’s a big part of why we check flashing, pointing and ridge tiles on almost every job, not just the obvious damage — a roof that looks fine from the pavement can still be letting water in around a chimney stack or parapet wall. Guttering, fascias and soffits matter more than people expect here too: blocked or damaged guttering sends water down external walls rather than away from the property, which over a Bristol winter can cause damp problems that have nothing to do with the roof covering itself. A lot of the roofing problems we’re called out for in areas like Clifton, Redland and Cotham trace back to leadwork rather than the tiles or slates themselves — flashing around chimneys, valleys between roof pitches, and abutments where a roof meets a wall are all places where lead does the real waterproofing work. Done properly, to code, lead flashing should last decades; done badly, or patched with sealant instead of replaced, it tends to fail again within a year or two.
