uPVC Fascias and Soffits: Repair or Replace?

Fascias and soffits sit at the roof’s edge doing two quiet jobs: carrying the gutters and sealing the gap between roof and wall. When they fail, the symptoms — sagging gutters, peeling paint, birds in the eaves — invite one question: patch it up or replace the lot? Here’s how we actually make that call.

First, know what you’ve got

Older Bristol homes usually have original timber fascias, often painted many times over. Newer or previously-refurbished homes have uPVC — either full replacement boards or “capping” fitted over the old timber. The repair-or-replace answer differs for each, and capping complicates it: uPVC over rotten timber looks fine from the street while the wood behind quietly fails.

When repair makes sense

Localised problems earn localised fixes: one section of gutter pulling loose, a cracked soffit board, a short run of timber that’s peeling but sound underneath (the screwdriver test — if it doesn’t sink in, the timber lives). Repainting sound timber fascias every few years is legitimate maintenance, not a bodge. We’ll happily quote small roofline repairs; not everything needs to be a project.

When replacement is the honest answer

Soft, spongy timber; repeated gutter failures because fixings won’t hold; visible rot at board ends and joints; or paint failing within a year of redecoration (a sign moisture is coming from behind). At that point piecemeal repair becomes a subscription. Full replacement strips back to sound timber, fixes any rot at rafter ends while they’re exposed, and fits proper uPVC boards with ventilation built in — details on our roofline page.

Capping over vs full replacement

Capping (over-boarding) costs from around £85 per linear metre and is legitimate where the existing timber is genuinely sound. Over questionable timber it’s the classic false economy — it hides the problem and traps moisture against it. Any roofer proposing capping should be able to show you the timber condition first.

What full replacement costs

Real Bristol figures: a terrace, front and back, typically £1,640–£1,726 including VAT for full fascia, soffit and guttering replacement; semi-detached £2,516–£2,698 depending on colour choice. New guttering at the same time is near-universal — it attaches to the boards being replaced, so doing both saves paying for access twice.
